Loft conversions are a great way to add space to your property and make the most of the space you have available. The most common design option is to add a bedroom and a bathroom. Adding a bedroom can add 9 to 10 per cent to the value of your property and an extra bathroom can add up to 6 percent.

There are several things to consider when designing your loft; you need to consider the elements you would like to add or remove. While this is similar to designing your kitchen extension, the spaces will play very different roles in your home so it is important to design the space around its everyday use and purpose.

What should I do with the chimney stack?

This is a common question and the answer entirely depends on what your needs and requirements are.

If keeping to a budget is your main priority, you can keep your chimney breast and swerve structural costs. Instead of removing your chimney, use the design as an innovative means for storage like the image below. With this design, you can give the impression of one uninterrupted wall with a neat storage facility.

If space is your main concern, consider removing your chimney stack and maximising your room size. With the removal of the chimney stack you have more flexibility for the position of your furnishings. Have a look at the image below, in which the dotted line demonstrates the removed stack and the newly vacant space for the bed and alternative furnishing.

Is adding an ensuite a good idea?

It is always useful to have a bathroom close to a bedroom, or at least on the same floor. It is also a great investment in terms of adding value onto your property as a house with two bathrooms is a common request from buyers. If you are concerned about the space then it’s worth opting for a shower or wet room, or simply a WC that will require even less space.

Why is a loft conversion a good idea?

When the right roof lighting or windows are selected, a loft conversion can be a great area for natural light. This beautifully lit place doesn’t have to be a bedroom and can be a play area for the kids, an office or library space, a leisure room – your options are endless.
