Design
Bundles

A fixed-fee design
package. No hidden
uplifts.

How the bundles work

A Design Bundle covers the planning drawings, the Building Regs pack and the structural calculations for one fixed fee. Pick the bundle that matches your project, and that fee takes you from measured survey and planning submission to a drawing set a builder can price and build from.

The bundles, in full

Ready to Build
Loft conversion from £2,995 +VAT
Ground floor extension from £3,995 +VAT
Ground floor & loft from £4,995 +VAT
Ground floor & first floor from £5,995 +VAT
Something else on application

What's in the
bundle

Ready to Build

  • Measured Survey
  • In-person Architect-led Consultation
  • Unlimited Design Amendments
  • Planning Application Submission
  • Full Building Regs pack
  • Structural calculations

A worked example

Sarah, Clapham SW4. Side return plus a small wrap into the rear, giving 14 sqm of new kitchen.

Bundle: Ground floor extension — Ready to Build
Fixed fee: £3,995 +VAT
Timeline: 4 weeks of design, 8 weeks for the Lambeth planning decision.

What Sarah took away: measured survey, unlimited amendments, planning drawings and
submission, the Lambeth approval, a tender pack and fixed price offer from Build Team for the
works. Drawings she could use with any builder.

Sarah then asked Build Team to handle the Build Phase. She could have asked any other London builder.

Design Bundles FAQ

Is the bundle fee really fixed, or do extras get added later?

Yes, our design package fees are fixed. Some projects also need a Party Wall Award or a Build Over Agreement, but not all do. Our architect can advise once you book a free consultation, and you can add these optional services if you wish.

What's the difference between Design & Planning and Ready to Build?

Ready to Build includes the structural engineering and Building Regulations drawings. Design & Planning does not include them.

How does Fast Track to Build save eight weeks?

Fast Track to Build saves time because we prepare the structural engineering and Building Regulations drawings while the council considers your planning application. The standard process waits for planning approval before starting them.

Does the design fee come off my build cost?

No. The design fee is a separate service, priced separately. Design and Build clients can choose to fix their build costs up front, and we present that price alongside the fixed design fee.

What's not included in the bundle?

The bundle does not include party wall services or a Build Over Agreement. Your project may need one or both before the build starts. Your architect will confirm this after the measured survey, as not every project needs them.

Can I upgrade from one bundle to another partway through?

Yes. If you start on Design & Planning, you can upgrade to Ready to Build partway through.

Do I own the drawings?

You receive every drawing we produce in PDF format and can use them with any builder. We keep the underlying intellectual property and give every client a royalty-free, perpetual licence to use the drawings as they wish.

What happens if planning is refused?

If planning is refused, our architect reviews the council's reasons and sets out your options. These are usually either an amended resubmission or a formal appeal.

How much does it cost to actually build a ground floor extension in London?

A single-storey ground floor extension project costs roughly £80,000 – £150,000 inclusive of VAT in 2026.
