A worked example

Bundle: Ground floor extension — Ready to Build
Fixed fee: £3,995 +VAT
Timeline: 4 weeks of design, 8 weeks for the Lambeth planning decision.

What Sarah took away: full measured survey, unlimited amendments, planning drawings and
submission, the Lambeth approval, a tender pack and fixed price offer from Build Team for the
works. Drawings she owned at the end.

Sarah then asked Build Team to handle the Build Phase. She could have asked any other London builder.

Design Bundles FAQ

Is the bundle fee really fixed, or do extras get added later?

Yes, our design packages fees are fixed. Some projects will require a Party Wall Award or a Build Over Agreement however, not all properties do, so this is something our Architect will be able to advise following a Design Consultation and you can choose to bolt these optional services on should you wish.

What's the difference between Design & Planning and Ready to Build?

Our Ready to Build includes Structural Engineering and Building Regulation Drawings, this is not included in our Design & Planning package.

How does Fast Track to Build save eight weeks?

Fast Track to Build allows us to complete the Structural Engineering and Building Regulation Drawings when the planning application has been submitted to the Council, instead of the standard process which is to complete this after planning approval has been granted.

Does the design fee come off my build cost?

No - this is a separate service and is priced separately. Design and Build clients have the option to fix their build costs up front — which will be presented alongside our fixed-fee design service.

What's not included in the bundle?

Our design fee doesn't include Party Wall or a Build Over Agreement; these are additional services that might be required for you project ahead of starting the build. Your Architect will confirm if they are required following the measured survey as not all projects require this.

Can I upgrade from one bundle to another partway through?

Yes, you can choose to upgrade to the Ready to Build package.

Do I own the drawings?

Yes, you will receive all the drawings we produce in PDF format. From a contractual perspective, whilst we retain ownership of the underlying intellectual property, we issue all clients with a royalty-free, perpetual licence to use our drawings as they so wish.

What happens if planning is refused?

The reasons for the refusal will be reviewed, and our Architect will advise you of the options available — be that a resubmission or register a formal appeal.

How much does it cost to actually build a ground floor extension in London?

A single-storey ground floor extension project costs roughly £80,000 – £150,000 inclusive of VAT in 2026.
