Discussed below are\n7 different treatments for common extensions or alterations for residential properties.<\/p>\n\n\n\n<p>Permitted Development &nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"899\" src=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Philip-Lane-N15_11.jpg\" alt=\"\" class=\"wp-image-3756\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Philip-Lane-N15_11.jpg 600w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Philip-Lane-N15_11-200x300.jpg 200w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<p>Arguably the most straightforward extension type would be\nthat which falls within your permitted development rights.<\/p>\n\n\n\n<p>Typical Permitted Development extensions include the\nformation of a loft dormer and small ground floor side return and rear extensions.\nThe nationwide policy strips the local authority of any power to control the\ndevelopment (so long as it falls within the set parameters detailed in the\nPermitted Development Technical Guidance), thus you have the right to\nalter\/extend to your heart\u2019s content.<\/p>\n\n\n\n<p>It is suggested that an application is made to the local authority\nto gain a Certificate of Lawfulness before works begin on site, providing\nevidence the development is permitted.<\/p>\n\n\n\n<p>Prior Approval<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"899\" src=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_19.jpg\" alt=\"\" class=\"wp-image-3757\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_19.jpg 600w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_19-200x300.jpg 200w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<p>Prior Approval offers some extension of the opportunities available\nunder Permitted Development. Certain extensions may be too large to be classified\nas Permitted Development however would not require a \u2018planning application\u2019 as\nthey would fall under Prior Approval. The Prior Approval process does involve a\nfree submission to the local authority and your neighbours will be able to make\ncomments on the application, which is not possible when seeking a Certificate\nof Lawfulness. Generally larger side return or rear extensions fall within the Prior\nApproval parameters and in some cases allow for a larger extension than would\nbe possible under a \u2018planning application\u2019.<\/p>\n\n\n\n<p>In certain areas, rights to Permitted Development and thus\nPrior Approval may have been blocked though the implementation of an Article 4\ndirection or through a condition of a previous planning application. Typically\nnew build properties or those situated within Conservation Areas would be\nrestricted from exercising their Permitted Development and Prior Approval\nrights.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"900\" height=\"601\" src=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_12.jpg\" alt=\"\" class=\"wp-image-3758\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_12.jpg 900w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_12-300x200.jpg 300w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_12-768x513.jpg 768w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Clyde_Rd_12-700x467.jpg 700w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/figure>\n\n\n\n<p>Householder Planning<\/p>\n\n\n\n<p>Depending on your properties location within certain designated\nareas and condition in relation to the neighbouring properties will determine\nwhich \u2018planning application\u2019 is most appropriate.<\/p>\n\n\n\n<p>If your extension is too large or in the incorrect location\nto fall within Permitted Development or Prior Approval, a Householder Planning\nApplication is likely to be the correct route for approval of the scheme. This application\ncovers properties where the extension seeks to gain more than or something\ndifferent. A Householder Planning Application is extremely common when\ndesigning wraparound, side extensions and courtyard extensions. &nbsp;&nbsp;&nbsp;<\/p>\n\n\n\n<p>Householder Planning and Demolition in a Conservation Area<\/p>\n\n\n\n<p>If the property is in a Conservation Area, a similar\napplication to the above is most often appropriate. \u2018Householder Planning and\nDemolition within a Conservation Area\u2019 covers most extensions and alterations\nfor the property in question, regardless of how small the addition or\nalteration might be. Further, if you are within an area with an enforced\nArticle 4 direction, a Householder planning application would be essential for\nany alteration or extension. <\/p>\n\n\n\n<p>Full Planning<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"900\" height=\"614\" src=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Bonham_Rd_16.jpg\" alt=\"\" class=\"wp-image-3759\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Bonham_Rd_16.jpg 900w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Bonham_Rd_16-300x205.jpg 300w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Bonham_Rd_16-768x524.jpg 768w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2019\/04\/Bonham_Rd_16-700x478.jpg 700w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/figure>\n\n\n\n<p>A \u2018Full Planning Application\u2019 is typically suited to flats\nand maisonettes. The most common sign is that the property is situated within a\nshared building, usually within a converted house. Similarly to properties\nwithin a conservation area, alterations and extensions of any scale are likely\nto require planning permission.<\/p>\n\n\n\n<p>The timeframe for each of the applications is very similar,\nwith the determination date set 8 weeks following validation of the\napplication.<\/p>\n\n\n\n<p>Listed Building Consent<\/p>\n\n\n\n<p>Listed Building Consent would be appropriate for any\nalteration to a Listed Building. It is possible to identify the classification\nGrade II, II* and I, and reasons for the listing and protection online through\nHistoric England.<\/p>\n\n\n\n<p>Locally Listed Heritage Assets<\/p>\n\n\n\n<p>Some properties, although do feature on the list, may be identified\nas Locally Listed Heritage Assets. While there would be no additional planning control\nit is likely these properties would require a planning application to the local\nauthority for any alteration and the importance will likely be a factor in the consideration\nof the proposal. &nbsp;<\/p>\n\n\n\n<p>Our Architectural Designers would be best place the start\nshould you have questions on which application would suit you best.
