{"id":3158,"date":"2017-09-14T10:02:37","date_gmt":"2017-09-14T10:02:37","guid":{"rendered":"http:\/\/www.buildteam.com\/blog\/?p=3158"},"modified":"2022-04-28T08:52:35","modified_gmt":"2022-04-28T08:52:35","slug":"considerations-for-your-conservation-area","status":"publish","type":"post","link":"https:\/\/www.buildteam.com\/blog\/considerations-for-your-conservation-area\/","title":{"rendered":"Considerations for your Conservation Area"},"content":{"rendered":"<p>Over 20% of our client\u2019s live in a conservation area, so our Architectural Team understand the importance associated with their classification and are very familiar with local council guidelines.<\/p>\n<p>Conservation area\u2019s aim to preserve the architecture and traditional features that remind us of British heritage, and whilst every build comes with a new set of challenges, extending a home in a conservation area does require an extra level of attention, particularly via planning. Our Architectural Team have plenty of experience with planning regulations, so we\u2019ve broken down four key design elements which we would recommend considering prior to finalising a design.<\/p>\n<p><a href=\"http:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3161\" src=\"http:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1.jpg\" alt=\"\" width=\"900\" height=\"600\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1.jpg 900w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1-300x200.jpg 300w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1-768x512.jpg 768w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/09\/1-700x467.jpg 700w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<p><strong>Ground Floor Extension<\/strong><\/p>\n<p>We design &amp; build loads of ground floor extensions that reside within conservation areas. It\u2019s all about finding a balance with proposal and we would recommend adding features that help to blend the proposal in with the host property. For example, for our project in Streatham (SW2), we proposed a modern side infill extension, but counter-balanced the proposal with some traditional sash windows on the other side of the property.<\/p>\n<p><strong>Loft Conversions and Roof Design<\/strong><\/p>\n<p>Extending into your loft is absolutely possible, but we would recommend going for mansard rather than a dormer. Local councils generally don\u2019t like you altering the building that is visible from the street, so proposing changes to the front fa\u00e7ade of the building can be considered ambitious within some local councils. We generally propose the addition of Velux windows to the front of the roof, and we extend out via the back to gain that additional space.<\/p>\n<p><a href=\"http:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3122\" src=\"http:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1.jpg\" alt=\"\" width=\"900\" height=\"600\" srcset=\"https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1.jpg 900w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1-300x200.jpg 300w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1-768x512.jpg 768w, https:\/\/www.buildteam.com\/blog\/wp-content\/uploads\/2017\/08\/Image-1-1-700x467.jpg 700w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<p><strong>Cladding<\/strong><\/p>\n<p>If you live in a Conservation Area you will need to apply for planning permission before you can add, re-render or replace cladding on the outside of your house. Lots of our clients assume that they can\u2019t have modern Bi-fold doors but this isn\u2019t the case at all \u2013 just look at our Streatham project above. Generally, the conservation guidelines don\u2019t approve of doors that span the entire width of the home.
