For most clients with a flat the primary reason for building a Side Return Extension is to convert their one bed into a two bed.  Whether you need more space but can’t afford to move, or want to sell your flat on, it makes sense to make the most of what you’ve got.  Side extensions may not add much floor space but they certainly add value and can make a big difference to how you use your space.

In the process of adding a second bedroom, most prefer to move the bathroom from the back of the house to between the two bedrooms.  We don’t recommend keeping the bathroom in the kitchen – not desirable when selling!  We would recommend however a side return of at least 30 sqm to make sure the living, dining and kitchen areas are adequately zoned.

Building regulations state that there must be a natural source of light which enters the bedroom in the middle of the property.  We would suggest a small courtyard or ‘lightwell’ so that natural light can reach into your rooms.

Finally, it is worth noting that you are likely to need to serve more than one Party Wall notice.  This is something Build Team can help you with and we do recommend you use a qualified RICS surveyor. Remember, you will need to gain your landlord’s consent before starting any works, and this process is best started after initial plans have been drawn up.
